Step 1: Property Management Agreement
To draft your personalized agreement, please email us the following details:
- Ownership Details: Name and entity type.
- Tax Information: Tax ID number, or Social Security number if you’re a sole proprietor.
- Contact Information: Authorized signers, address, phone number, and email.
Step 2: Property Onboarding
Before we manage your property, we’ll need:
- Financials: Current rent roll with all charges detailed, including Section 8 contributions.
- Tenant Information:
- Current tenant ledgers and delinquency reports.
- Directory including names, contact details, and emails.
- Lease documents, recent rent increases, and notices for active lease violations.
- Property Details:
- Utility bills, any code violation notices, and contacts for organizations covering tenant rents.
- Property budget, ongoing work, and CapEx plans for the upcoming year.
- Access and Accounts:
- Keys, fobs, gate codes, and details of the property bank account for owner deposits.
- Grant deed copy.
Step 3: Owner Portal Access
Within the first week, you’ll receive instructions to set up your Owner Portal, where you can:
- Receive Disbursements: Funds are transferred between the 20th and 25th each month.
- Access Reports: Reports become available between the 8th and 10th of each month.
